PROPERTY MANAGEMENT
Our Company provides you with a full property management
service to meet all of your property care needs. Whether you
need to manage, rent, maintain or simply clean your
property, Bulgarian Prestige Management will be pleased to
provide you with these services, through our network of
local companies.
You may also need such services as Key holding, Guest Meet
and Greet, bill payments, licenses to name just a few. We
will be delighted to arrange all of these or any other
requests such as airport collection or whatever you need on
your arrival.
An integral part of our service will be regular
communication with the owner. This will primarily be via
email. While we will not contact you every day we will keep
you fully informed as to what is going on with your
property. Naturally, one key component will be notifying you
each and every time your property is booked. |

MAINTENANCE
Whether we are managing your property for letting or not
we will provide you with a highly professional property
maintenance service. Our maintenance services include:
- General Property Maintenance
- Pool Maintenance and Repairs
- Gardening and Landscaping
- Plumbing
- Electrical
- Painting
- Carpentry
- Furniture fitting design and assembly
We will take excellent care of your garden, resolve any
electrical or plumbing issues and see to any other issues as
they arise.

network of highly reputable interior designers who work to

FURNISHINGS AND FITTINGS
Bulgarian Prestige Management is delighted to announce
that it has signed agreements with local agents to provide
new owners with a full furnishing and fitting service. We
offer a number of standard packages, very competitively
priced.

CLEANING AND LAUNDRY
Bulgarian Prestige Management is be happy to provide a full
cleaning and laundry service if you do not wish to use our
company for year round management you may need someone
trustworthy to clean and prepare your apt before you arrive,
for your holiday. We offer this service at a very
competitive rate and can supply you with a welcome pack
should you wish |

LINEN CHANGES
Bulgarian Prestige Management will be happy to completely
change all linen in the property and to put the waste linen
into our cleaning and laundry system to ensure that it is
ready when the next linen change is required. We do however,
request that all linen be white and have the apt number and
address attached. We can do this if you require |

OFF SEASON INSPECTIONS
We at Croatia Property Management know that unfortunately
things happen to unoccupied properties from simple leaks to
storm damage etc. We can take away the worry of such events
going unnoticed through our program of out of season
(unoccupied periods) inspections. We undertake to inspect
your property regularly and to send you a detailed report of
the condition of the property. If there are any works to be
carried out we will inform you immediately. Again as
previously reported any works costing less than ˆ250 will be
carried out without prior approval while for anything
costing more than this we will provide you with a detailed
quotation which must be signed off and approved in advance
of any works being carried out (other than works to secure
the property should they be necessary).
These inspections are carried out on the last day of the
month unless their have been storms and early checks may be
required to ensure the property is secure |

GUEST CHANGE OVER
On the day that guests are scheduled to leave a property our
local agent will visit the property and carry out an
inspection to ensure that no damages have been caused to the
property and to take possession of the keys.
Once the guests have physically checked out our team of
cleaners will carry out a comprehensive cleaning and
restocking of the property including full linen change,
restocking of toilet rolls and other consumables etc.
When the new guests arrive they will be greeted by our agent
who will show them the property, go through the inventory
and obtain the guests sign off as to the condition of the
property and the completeness of the inventory.
Our standard changeover day is Saturday. No check ins before
2pm and checkout is by 10am. Unless prior arrangement has
been made. |

BILL PAYMENT AND BILL
FORWARDING
Bulgarian Prestige Management will be delighted to arrange
to have all of your local bills (primarily utility bills)
routed to our local agent. Once these bills have been
received we will be happy to forward them to you for
settlement. If we are managing your property for rentals
then we must receive written confirmation that these
forwarded bills are paid in full as soon as they are
received by you. Alternatively we will be delighted to
settle these bills on your behalf and we will simply deduct
the amounts from any rental amounts due to you. |

BUILDING AND
REFURBISHMENT
While we at Bulgarian Prestige Management do not employ our
own team of builders we have established excellent
relationships with highly professional local teams. These
builders can complete any type of building and refurbishment
to a very high standard of workmanship and equally
importantly they deliver on time and to budget. Bulgarian
Prestige Management agents will be more than happy to
supervise any and all such projects on your behalf.
Those people who only use their property for several weeks a
year often only commence the necessary work on their
property when they arrive. Any building or refurbishment
work causes a significant amount of hassle and upset, so, if
the owner is only staying a short time their stay is likely
to be greatly disrupted. We at Bulgarian Prestige Management
will arrange project management and/or refurbishment on your
behalf and will of course provide you with regular updates
of the progress. When, you therefore, arrive you will be met
with the finished product ready for your final sign off.
